We sign a standard lease
A twelve month residential tenancy agreement, held in the directors' personal names rather than the company. Rent is fortnightly, same as any tenant.

We furnish and photograph it
Furniture, linen, kitchenware and professional photography, all at our cost. Nothing is billed back to you.

We register the short term rental
Every short term rental in New South Wales must be registered with the Building Commission. The registration is held in our names, which identifies us as the party responsible for the short term rental use of the property.

You collect rent, every fortnight
Paid in full and on time regardless of occupancy. Vacancy is our risk to carry, not yours.

Cleaned after every stay
Short stay guests expect a higher standard than long term tenants, so cleaning is not optional for us. A professional clean follows every checkout, roughly twice a week, with a full deep clean each month.
Guests are vetted and covered
Bookings run only through Airbnb, so every guest carries a verified profile and rating history. Airbnb's AirCover programme covers damage to the property and furnishings.
Registered and compliant
The short term rental registration sits with us under the New South Wales Building Commission, and obligations relating to the short term rental use of the property rest with us.
Every arrangement is documented in the lease. We are happy to walk you and your property manager through it line by line before anything is signed.
Vacancy is our problem to solve.
We only take on properties after researching demand in that specific building and suburb, because an empty calendar costs us and not you. Our current listings run high occupancy through peak season, and your rent is unaffected either way.
